About the MDL Real Estate Agency
Our Story
Marbella Dream Living was built on something deeper than property – it was built on people, passion, and a true love for life on the Costa del Sol. For decades, we’ve not only worked on this coastline… we’ve lived it, raised families here, built friendships here, and made this vibrant stretch of sunshine a part of who we are.
Our story began when Clive and David, after many years of living and working on the coast, decided to create a real estate company that felt different. Not corporate. Not distant. Something personal — a team built on trust, experience, and genuine connection. They brought together a close-knit group of professionals who share one mission: to help others discover the same magic of Marbella that captured us so many years ago.
Today, that team is the heart of Marbella Dream Living. We are more like a family than a company — collaborating, celebrating, supporting each other, and bringing that warmth and energy into every client relationship. Our clients feel it the moment they meet us: this isn’t just our job… it’s our lifestyle, our passion, and our home.
To elevate what we offer even further, we proudly partnered with Carlton International, a respected name in luxury real estate with an international reach that matches our ambition. This partnership allows us to combine our deep local expertise with a global network — opening doors, expanding opportunities, and giving our clients the best of both worlds.
Marbella Dream Living is not just a business. It is the result of years of experience, countless stories, and a shared dedication to helping people find their own dream home under the Andalusian sun.
Welcome to our world — where Marbella isn’t just a destination, it’s a dream we’ve been living for years, and one we’re excited to share with you.

FAQ
Can foreigners buy property in Spain?
Yes. Both EU and non-EU citizens are legally allowed to purchase property in Spain, including prime locations throughout Andalucía and the Costa del Sol.
What documents do I need to buy property in Spain?
The general requirements are:
A valid passport or national ID
NIE (Número de Identificación de Extranjero)
Proof of funds or mortgage pre-approval
Spanish bank account details (recommended)
Legal documents if purchasing through a company or trust
We work closely with you and our legal and financial teams to ensure your paperwork is all in order for your purchase.
Do I need to be in Spain to buy a home?
No – it’s possible to buy remotely using a Power of Attorney. Your lawyer can act on your behalf for tasks such as obtaining the NIE, opening a bank account, and attending the notary.
We can help coordinate the entire process, whether you’re buying locally or from abroad.
How much are property taxes and fees in Spain?
On the Costa del Sol, budget 10%–13% of the purchase price for additional costs:
New builds: 10% VAT (IVA) plus approx 3% (legal fees, stamp duty, notary and land registry fees)
Resales: ~7% Transfer Tax (ITP), plus approx 3% (legal fees, stamp duty, notary and land registry fees)
What is an NIE number and how do I get one?
The NIE is your official ID number as a foreign buyer – required for property purchase, banking, taxes, and utilities.
We can help organise your NIE application through trusted legal partners, whether locally or remotely.
Do I need a Spanish bank account to buy property?
While not mandatory, it’s highly advisable. A Spanish account simplifies:
Payments (deposit and final balance)
Setting up utilities and community fees
Managing annual taxes
What is the process of buying a home in Spain?
The typical steps include:
Property selected and offer accepted
Reservation contract + initial deposit
Legal due diligence
Private purchase contract (for resales) or new build agreement
Notary signing and final payment
Property registration and utility/tax transfers
As your real estate partner, MDL manages this process alongside your lawyer to ensure a smooth, secure transaction.
What are the yearly costs of owning property in Spain?
Expect to pay:
IBI (property tax): ~0.4%–1.1% of cadastral value
Community fees (if in a complex): vary by amenities
Utilities (water, electric, internet)
Insurance (home + liability)
Non-resident tax (if you don’t rent it out)
Do I need a lawyer to buy in Spain?
Not legally, but strongly recommended – especially for foreign buyers. A good property lawyer will:
Confirm title, licences, and liabilities
Handle due diligence and contracts
Ensure tax compliance
What are the tax differences between new and resale homes?
- New builds: 10% VAT (IVA) plus approx 3% (legal fees, stamp duty, notary and land registry fees)
- Resales: ~7% Transfer Tax (ITP), plus approx 3% (legal fees, stamp duty, notary and land registry fees)
We always clarify the applicable tax structure before you commit to a property.
What is the Plusvalía tax and who pays it?
Plusvalía is a municipal tax on land value appreciation. Usually the seller pays, but it can be negotiated.
How do I apply for a mortgage in Spain?
Mortgages are available to residents and non-residents. Non-residents are normally required to have a minimum 30%–50% deposit.
We can connect you with mortgage brokers who specialise in financing for international buyers.
Can I rent out my Spanish property?
Yes, but regulations vary. For holiday rentals, a Tourist Licence (Vivienda Vacacional) may be required.
