Marbella is divided in many parts, just as London, Manchester, Stockholm or Amsterdam. There are many different areas to choose from when you look to buy property in Marbella.
Do a bit of research in the areas you are interested in. You will find that there is more to Marbella than just the Old Town or Puerto Banus. Smaller areas such as Elviria, Cabopino, Nueva Andalucia or Calahona are just a couple of the areas for you to choose from.
The western boundary of Marbella is the River Guadalmina. Districts such as Atalaya, El Paraiso, Diana, Benavista, Benamara are part of the Estepona municipal district.
The eastern boundary of Marbella is a line just east of Cabopino port. The Calahonda district is part of Mijas municipal district
That does not mean you don’t want to live in Calahonda, which in fairness is just a 10 minute drive from Marbella Center. You see, Marbella is a large community, and even if you are not in the area code of Marbella, you will still be pretty close but often for a lower price!

A 2 bed apartment in the town centre in the high season (July & August) can easily take a rental income of
900€ to 1500€ per week. So if you are not using your property during those months, why not make some money back by renting it out?
If the above option is what you have decided to do, then this will affect the area you need to be looking in. You will need a property near the beach and amenities. You need something that is secure and safe and not too far from the airport. Choosing the right area will make or break your property rental potential on your property in Marbella.
Decide on a budget
It is very easy to get carried away with all the wonderful and luxurious properties that are available to buy in Marbella, so where do you start?
First you need to set a budget and stick to it! We always recommend to choose a budget that you can comfortably live with. Leave a margin of only 10/15% to go over so this will still give you a comfortable lifestyle.
Once you have decided on your budget, tell your agent! They know what properties are on the market and which of these will suit your budget. Don’t be alarmed when you are shown properties that are way out of your budget. Your realtor will be confident enough to know the price will go down to meet your budget. Therefore leave it in their capable hands to do the negotiations!
Get your finance in place
This one is a little more difficult for some, but will be a huge game changer wen you buy property in Marbella. Therefore those that have finance in place when they look for a property almost always will get the best price.
Property owners know that if your finance is in place, you will be able to buy almost immediately. They know they don’t have to wait around for your mortgage to be approved. Therefore they will be more hungry for your business than for that of those that don’t have everything organised yet.
As real estate Agents we know that some property sellers specifically request their property to be shown only to people who already have a finance arrangement in place, so if you haven’t you might loose out on viewing some properties!
So do yourself, your realtor and most importantly your pocket a favour and arrange your mortgage before your search of a new home in Spain. You will be pleased you went through the trouble once you have found that perfect spot under the sun!
Well, in real estate it does! You want to decide beforehand what the minimum amount of rooms, bedrooms, square meters and garden space needs to be. This way your realtor can refine their search based on those requirements. This might be a difficult task because if you decide the minimum floor surface needs to be 100m2 and there’s something pretty available for 99m2, you still want to see those!
Of course a good Realtor knows that your specifications are. They will still include something smaller if it ticks all the other boxes you specified, but at least it gives your agent an idea of what to look for. This way they can really narrow down the search to properties that are of genuine interest to you.
Don’t know what you want? Don’t worry, write down what you definitely don’t what, and you will get more or less the same results! Your realtor will love you for going through the trouble of really thinking about what you want.
